Terms of Service

The agreement between you and YieldParse: what we calculate for you, what we do not promise, how billing works through Creem, and who is responsible for what.

Effective 17 October 2026 · Operated by KM TECH LABS, Kristiansand, Norway

YieldParse.com is operated by KM TECH LABS, organisation number 934 044 029, based in Kristiansand, Norway("YieldParse", "we", "us"). You can reach a human at support@yieldparse.com.

By creating an account, pasting a listing URL, or otherwise using the site you agree to these terms. If you are using YieldParse on behalf of a company, you confirm you may bind that company.

You paste the link to a public property listing from a supported marketplace (for example Zillow, Redfin, FINN.no, Idealista or Rightmove). We read the listing, apply a jurisdiction model for the relevant stamp duty, transaction taxes, recurring fees and local income tax, and return an estimated cash-on-cash return together with a 10-year projection. Free accounts get 3 URL parses per calendar month; The Confident Investor plan adds unlimited parsing and PDF reports.

Every figure YieldParse shows is an estimate built from publicly available listing data and our own assumptions about taxes, costs and market growth. Marketplaces change their pages, listings go stale, and tax rules change with budgets and local decisions.

YieldParse is a research tool. It is not investment, tax, legal or financial advice, not a recommendation to buy or sell, and not a valuation. Before you commit money to a deal, verify the numbers with your own advisor, the local land registry and your bank. You make the decision and carry the consequences.

  • Give us a real email address and keep your credentials confidential; you are responsible for activity on your account.
  • One account per person. Do not share logins or resell access.
  • Do not scrape, mirror or bulk-download our output, or use it to build a competing data product.
  • Do not try to bypass free-tier limits, market restrictions or payment checks.
  • Do not upload malicious code, or paste links to content you have no right to access.
  • Use the service only for lawful purposes in the markets we serve.

The Free Tier costs nothing and includes 3 URL parses per calendar month. The Confident Investor costs $49 per month and includes unlimited global parsing and PDF reports. Prices are shown in US dollars and exclude VAT or sales tax where such tax applies.

Checkout and recurring billing are handled by Creem.io, which acts as our merchant of record: Creem is the seller that appears on your statement and issues your invoice, collects and remits any applicable tax, and processes refunds.

A subscription renews automatically at the end of each period until you cancel. Cancel at any time from the Creem customer portal or by emailing support@yieldparse.com; you keep access to paid features until the period you already paid for ends.

Parses are counted per calendar month and reset on the first of the month. A parse that fails because our extractor could not read the page is not counted against your limit. If you think a count is wrong, write to us and we will look at the logs.

You keep your rights to the links and notes you submit. You give us permission to store and process them so we can show your analysis history, recalculate a deal and improve the product. You can delete an analysis or your whole account at any time.

We do not claim ownership of third-party listing content. Marketplace pages, photos and descriptions belong to their owners; you are responsible for having the right to use the material you paste in.

The service is provided "as is". We may add, change or remove markets, models, features and plan contents, and we may suspend the service for maintenance. We will use reasonable efforts to keep it running, but we do not promise uninterrupted or error-free operation.

You can stop using YieldParse whenever you like and ask us to delete your account. We may limit or close an account that breaches these terms, abuses the free tier, or creates a security or legal risk. Where we can, we will tell you why and give you a chance to fix it.

To the maximum extent the law allows, YieldParse is not liable for indirect or consequential loss, lost profits, or for investment decisions made on the basis of an estimate, and our total liability for a claim is limited to the fees you paid us during the three months before the claim arose.

This never limits liability we cannot exclude under Norwegian law, including mandatory consumer protection, and it does not affect your rights under the Refund Policy.

Refunds, cancellations and withdrawal rights are described in our Refund Policy. If a charge on your card surprises you, contact support@yieldparse.com before opening a dispute — we can usually sort it out faster than a chargeback, which costs both sides fees.

These terms are governed by Norwegian law. Disputes are heard by the courts of Norway, with Agder District Court as the venue in first instance, unless mandatory consumer protection rules in your country of residence give you another venue. We are always happy to try to settle a disagreement by talking first.

We may update this page. For material changes we will notify the email on your account, and the "Effective" date above shows when the current version started. Continued use after that date means you accept the updated terms.
